From the 1st June 2019, all Landlords should note that the existing prescribed wording for use in Section 21 Notices (Form 6A) has been amended to include reference to the Tenant Fees Act 2019.
All Landlords, regardless of whether the Tenant Fees Act 2019 has any practical impact upon them, must use the new wording from June onwards.
Any Section 21 Notices issued prior to 1 June 2019 should continue to use the existing prescribed form; however any templates should be amended effective from that date. Any Notices that are served using the incorrect wording are potentially invalid and this will cause difficulty in seeking to recover possession of any property.
The new prescribed wording can be found using the following link: www.legislation.gov.uk/uksi/2019/915/made. Please note that the Government website still contains the current template as this will not be updated until 1 June 2019.
