Charlotte Excell is a Senior Managing Associate in Swinburne Maddison’s Commercial Property team. She qualified as a solicitor in June 2018 after completing her Legal Practice Course at the University of Law, Leeds, and an LLB Law degree at the University of Kent, where she also spent a year focusing on International Law in Chongqing, China.
Charlotte joined Swinburne Maddison as an Associate in 2021 and was promoted to Managing Associate in May 2024, before progressing to Senior Managing Associate in May 2026.
Charlotte advises on secured lending, landlord and tenant matters, property sales and purchases, and provides corporate support. Her day-to-day work is varied, from negotiating high-value leases and facilitating property acquisitions to overseeing multi-million-pound refinancing transactions. Her hands-on approach and dedication to client care set her apart.
She is particularly passionate about secured lending transactions and plays a key role in the growth of the firm’s banking and finance work. Charlotte works closely with lenders, investors and clients, managing large-scale property portfolios, ensuring they receive clear, practical advice aligned to their commercial goals.
Known for her collaborative style and approachable manner, Charlotte has a strong ability to make complex transactions feel straightforward. Her focus on building lasting relationships and delivering high-quality service makes her a trusted advisor to her clients.

- Played a pivotal role in facilitating £75 million worth of Coronavirus Business Interruption Loan Scheme (CBILS) transactions for SME clients.
- Contributed to the firm’s inclusion in The Legal 500 rankings for Banking and Finance, following the expansion of its secured lending work.
Charlotte is a Board Member of Durham Young Professionals, a non-profit networking organisation that supports young professionals in Durham while also contributing to charitable initiatives.
She has played a key role in developing Swinburne Maddison’s “Buddy Scheme,” working closely with the Partners to provide mentorship and guidance to paralegals, trainees, and newly qualified solicitors, reflecting her strong commitment to fostering the growth and development of those embarking on their legal careers.
Charlotte has been recognised in the Legal 500 2026 edition as a Key Lawyer within Commercial Property and Banking and Finance.
In 2024, Charlotte was named a Highly Commended Lawyer at the Insider Northeast Young Professionals Awards, demonstrating her technical expertise and client care. She was also shortlisted as Emerging Property Person of the Year at the Insider North East Property Awards 2024 and as Rising Star of the Year at the Northern Law Awards.
